Eight to Ten Weeks Before

  • Book the movers and ask about senior and care transition services
  • Begin the room-by-room downsizing plan
  • Transfer prescriptions and request medical records
  • Gather important documents: passport, will, tax returns, insurance policies

Four to Six Weeks Before

  • File a change of address with the USPS
  • Notify bank, credit cards, and insurance providers
  • Schedule utility transfers and set up internet at the new home
  • Update doctors, pharmacy, and dentist on the new location

Moving Week and Day

  • Pack an essentials bag: medications, phone chargers, a change of clothes, snacks
  • Keep critical papers in the car, never in the moving truck
  • Confirm the move-in plan with the new community or building office
  • Label every box by room and by priority for unpacking

After the Move

  • Register with new providers and update your driver license and voter registration

Net proceeds are the sale price minus the mortgage payoff, closing costs, and selling fees. We model this line by line, before you commit to anything, so the decision is based on the real number.

Property taxes after a sale

Utah counties reassess property when ownership changes, and exemptions can reduce the bill depending on age, income, and how the home is used. Ask the county assessor or a tax advisor what applies to your situation. We are real estate advisors, not tax advisors.

Buy with a clear budget

A local lender can pre-underwrite your purchase so you know the exact monthly payment before you tour, including HOA dues in 55+ communities. We work with preferred local lenders we trust.

Avoid scams and wire fraud

Never wire money based on an email, text, or phone call. Wiring fraud spikes during moves because scammers know closing deadlines. Always confirm wiring instructions by phone on a number you know is real, and never share bank details with someone who contacts you out of the blue.

Reverse mortgage questions

If you are considering a reverse mortgage (a HECM loan), HUD requires an approved housing counselor for a reason. Independent HUD-approved counselors explain the costs and trade-offs before you sign anything. We are happy to point you to HUD resources; we do not sell financial products.
