Divorce & Real Estate

Divorce Is Hard Enough.
The Home Sale Should Not Be.

When a marriage ends, the house becomes one more decision to make together. We are Stark Group Real Estate, and we serve as the calm, neutral, experienced hand on the real estate side of that decision, so the sale stays fair, clear, and on schedule while both of you focus on moving forward.

No judgment. No sides taken. Just honest market data, transparent communication to both parties and their attorneys, and a process that keeps the home from becoming the most stressful part of an already hard year.

A calm, experienced agent changes the equation. We remove the friction: one trustworthy number, one clear plan, one line of communication to both sides. When you can stop negotiating with each other over the house, you can start moving forward.

Why It Is Different

Selling During Divorce Is
Not an Ordinary Sale.

A for-sale sign is never just a for-sale sign. When the sellers are also ending a marriage, four things make this sale different, and each one benefits from an experienced, neutral professional in the middle.

Emotional weight

A home holds a family's memories. Deciding its future alongside the end of a marriage is heavy, and every conversation about it carries more than just money.

Divided priorities

Two people rarely want the same thing from a sale: price, speed, timing, and next steps can all pull in different directions. Someone has to be the steady middle.

Timelines

Court dates, moving deadlines, children, and new housing all hang on when the home sells. A sale that drags makes everything else harder.

Communication

Hard conversations are harder when they are about money and a shared asset. Clear, neutral, written updates remove the friction of every update becoming a negotiation.

How We Help

We Handle the Real Estate.
You Focus on Moving Forward.

Six ways Stark Group makes a difficult sale smoother, fairer, and less stressful for both parties.

A valuation both parties can trust

We build one accurate, market-based valuation from recent comparable sales, current listings, and your home's condition and upgrades. Both parties see the same data and the same reasoning. No inflated numbers to win the listing: just a defensible price you, your spouse, and your attorneys can rely on.

Prepping and presenting for maximum value

From low-effort, high-impact preparation advice to professional photography, staging guidance, and a polished listing, we present the home to attract the strongest offers in the shortest window.

Showings that respect both schedules

Flexible, coordinated showing windows built around work, custody schedules, and personal obligations. We handle the coordination so neither party has to field the requests.

Transparent updates to everyone

Both parties receive the same clear updates: showings, feedback, offers, and next steps. What one spouse knows, the other knows, and we keep your attorneys in the loop along the way.

Working smoothly with attorneys and advisors

We coordinate alongside attorneys, mediators, and financial professionals, sharing what they need when they need it. We handle the real estate. They handle the legal.

Momentum toward the finish line

A divorce sale can stall when decisions stall. We keep the process moving with clear options, honest recommendations, and prompt action, so both sides can close this chapter and move forward.

The Process, Step by Step

A Clear Path From
First Call to Closing.

Six simple steps. At every one, both parties know exactly where the sale stands and what happens next.

01

A conversation, at your pace

We start with a no-pressure call to understand your situation, your timeline, and what each of you needs. Attorneys can join the call or not. Your comfort comes first.

02

A valuation everyone can see

We research recent sales and current listings to produce one clear, defensible value for the home, and we walk both parties through the data together.

03

A plan that fits the situation

Pricing, preparation, timing, and communication ground rules, written down and agreed upon, including how updates will flow to each party and their attorney.

04

List and market, promptly

Professional photography, a compelling listing, and a marketing push across the Wasatch Front and the Summit Sotheby’s International Realty network. We move fast, because time matters.

05

Offers, reviewed transparently

Every offer is presented in full to both parties with our objective assessment. We negotiate price and terms while keeping both sides informed at every turn.

06

Closing, coordinated to the end

Inspections, appraisals, paperwork, and deadlines. We coordinate with the title company and the attorneys and keep the sale on track through closing day.

A Note About Representation

To be completely transparent about how we work: Stark Group Real Estate acts as the listing agent for the property itself. We serve the sale, not one spouse over the other, and we are not a substitute for your own attorney, mediator, or financial advisor.

If either of you wants your own representation or legal guidance, we encourage you to consult your own professionals. We coordinate closely with the attorneys and advisors involved so the sale stays on track and everyone has what they need.

We handle the real estate. Your attorneys handle the legal.

A Plain-Language Note

The information on this page is general and informational. It is not legal advice, and it is not financial advice. Every divorce and every sale is unique, and we encourage everyone to consult their own attorney and trusted advisors about their specific situation. When you are ready to talk about the real estate piece, we are here, with no pressure and no judgment.

Questions, Answered Honestly

Common Questions About
Selling in a Divorce.

Do I need my own agent?

When a married couple sells a shared home, the typical setup is one listing agent who represents the sale of the property itself, and that is the role we fill. You do not need to hire a second agent to sell the house. If either spouse wants individual guidance about their own interests, we encourage speaking with an attorney or trusted advisor, and we will coordinate with whoever is involved.

Can you work with both of us?

Yes. We represent the property and serve both parties equally: the same information, the same updates, and the same honesty, at the same time. We stay neutral on the personal questions between you. What we cannot do is give either of you legal advice or take sides in the divorce, and we will always be clear about that.

How is the home valued fairly?

We build the valuation from recent closed sales of comparable homes in your neighborhood, current pending and active listings, and your home’s condition and upgrades. Both parties see the same data, sources, and reasoning. The goal is one defensible number that you, your spouse, and your attorneys can all rely on, not a number designed to win the listing.

What if we cannot agree on price or timeline?

We are not the decision-makers for you, but we make decisions easier. We bring objective market data, clear options with honest trade-offs, and a recommended path, and we present everything to both parties and their attorneys. In many divorce sales, the court or the parties’ agreement sets parameters for price and timing, and we work within whatever framework exists while keeping the sale moving.

Can the sale happen quickly?

Well-priced, well-presented homes on the Wasatch Front can attract offers within the first couple of weeks, but every situation is different and we do not promise specific outcomes. What we do promise is speed in the things we control: the home is photographed, listed, and marketed promptly, showings are coordinated without delays, and nothing waits on us.

What information do you need from us?

We need the essentials: a signed listing agreement; property information such as the mortgage balance, taxes, HOA documents, and any liens; the timeline you are working toward; and the best way to reach each party and their attorney. We keep it simple and handle the paperwork from there.
