What Builders Mean When They Say "Incentives"
Builders structure incentives in a few common ways. These are general patterns, not promises about any specific deal: every builder, community, and phase sets its own terms, and nothing is guaranteed until it is written into your contract.
Rate Buydowns
Builders often buy down your mortgage rate for the first several years of the loan, which lowers your monthly payment in the years right after you move in. The math depends on the rate environment, the builder, and the community.
Closing Cost Credits
A credit applied at closing toward lender fees, title work, and other settlement costs. The amount is the builder's to set, and it typically appears as a credit line on your closing statement.
Design Center Credits
Credits you can spend on upgrades in the design center, from flooring, cabinets, and countertops to fixtures and finishes. Knowing which upgrades add lasting value helps you spend the credit (and your own money) wisely.
Here is the part that changes everything: incentives shift by phase and by month. A community that offered one thing in the first release may offer something different in the next, and builders update their terms constantly. That is why a team that tracks builders matters. We watch what each builder is offering, in which community, and when, so you are not walking in asking about an incentive that changed last month.
Know the Full Cost of the Home
Before You Sign.
The base price of a new home is only part of the picture. Buyers who feel sticker shock after closing usually did not see these three items coming:
HOA Dues
Most new communities along the Wasatch Front have a homeowners association. Review the monthly dues, what they cover (landscaping, pools, trails, common areas), and any special assessments before you sign.
City Impact Fees
Cities in Salt Lake and Utah Counties commonly charge one-time impact fees on new homes to help fund roads, water, sewer, and parks. Expect these as a line item around closing, and ask what is included so there are no surprises.
Property Tax Jumps
A brand-new home is assessed at its full value, so your property tax bill can be substantially higher than what the builder's payment estimate suggests. Ask your lender and county for the tax estimate based on the finished value, not the land value.

Every number above belongs in writing before you sign: HOA documents, the impact fee schedule, and the tax estimate. We walk you through each one so you sign with your eyes open.
