Organize the details appraisers look for under the UAD 3.6 standard before your home is inspected. Fill it in on screen, or print it and work on paper.
Get Organized Before Appraisal Day
UAD 3.6 is the updated Fannie Mae and Freddie Mac appraisal standard that takes effect November 2, 2026. It standardizes how appraisers record room-by-room condition and property data, so a little organization on your side makes the inspection smoother and helps the appraiser record your home fairly and completely.
Work through this checklist a few weeks before your appraisal. Each section lines up with the kind of details an appraiser records under the new format. Your agent can review it with you and help reconcile anything you are unsure about.
Property Basics
Fill in what you know from county records, your tax notice, or a previous appraisal. If two sources disagree, note both and ask your agent to help reconcile them.
Room-by-Room Condition Notes
Under UAD 3.6, condition is captured with the standardized C1 through C6 ratings, and interiors and exteriors are rated before an overall rating is reconciled. Walk each area and jot condition notes, recent updates, and anything needing repair.

UAD 3.6 Condition Ratings (C1 to C6)
C1: new construction, just completed. C2: excellent, no visible wear. C3: good, minor wear. C4: average, normal wear. C5: fair, noticeable wear or needed repairs. C6: poor, substantial damage or deferred maintenance. Condition language is more standardized under UAD 3.6, and interiors and exteriors are rated separately.
Upgrades & Improvements Log
Appraisers increasingly capture structured data on upgrades and improvements. This is the time to dig out receipts, permits, and contracts, and record what you remember below.

Deferred Maintenance to Address
Small visible items can pull a condition rating down even when a home is otherwise well maintained: worn flooring, water stains, broken fixtures, peeling paint, unfinished repairs. List items here and mark them done as you go.
