Losing Someone You Love
Is Hard Enough.
We Handle the Home So You Can Heal.
Selling a loved one's home through probate, an estate, or an inheritance is never just a sale. Stark Group Real Estate is a husband-and-wife team on Utah's Wasatch Front that guides families through the real estate side of estate sales with patience, transparency, and deep respect for the memories a home holds, so the family can focus on what matters most.
Adam Stark, SRES, brings a finance background and the Seniors Real Estate Specialist designation to every conversation, and Natalie Stark has supported families through life's major transitions since 2008. Together they deliver a neutral valuation the estate can rely on, a respectful plan for the home, and timelines that work with the probate court, not against it.
A patient, experienced agent changes everything. We remove the friction: one trustworthy valuation, one clear plan, one calm line of communication for the whole family. When the property is handled with care, you are freer to grieve, to heal, and to be present for each other.
Selling a Loved One's Home
Is Not an Ordinary Sale.
A for-sale sign is never just a for-sale sign. When the seller is an estate, four things make the process different, and each one benefits from an experienced, patient agent in the middle.
A home full of memories
This is not just a house. It is where a parent raised a family, where holidays were celebrated, where a lifetime was lived. Selling it while grieving is emotional before it is financial, and you deserve an agent who understands that from the very first conversation.
Family dynamics at work
Siblings, spouses, and step-relatives often see the same home differently: what to keep, what to price it at, when to sell. An experienced, neutral professional keeps the focus on facts and fairness so the sale does not strain the relationships that matter most.
Estate timelines
Probate, executor duties, tax considerations, and beneficiary decisions create a timeline that has little to do with a typical listing. We work inside the estate's timeline, not against it, so the sale supports the process instead of complicating it.
Heirs in different states
When family lives across the country, someone local has to be the steady hands-on presence: coordinating showings, inspections, and paperwork, and keeping distant heirs informed with clear, regular updates they can trust.
We Handle the Real Estate,
So the Family Can Heal.
Six ways Stark Group helps executors, trustees, and families through an estate sale, with patience at every step.
A valuation the estate can rely on
We build one neutral, market-based value from recent comparable sales, current listings, and the home's condition and upgrades, and we walk executors and heirs through the data in plain language. A defensible number the estate, attorneys, and family can all rely on.
Preparing the home with respect
Whether the home is occupied, vacant, or full of a lifetime of belongings, we guide what is worth doing: light clearing, minor repairs, cleaning, and honest staging advice. Everything happens at the family's pace, and nothing in the home is ever treated as disposable.
Timelines that work with the court
The probate process has its own pace. We learn the estate's important dates and build the marketing plan around them, listing when the estate is ready and never pressuring a family into speed they are not comfortable with.
Clear updates for executors and family
Executors, trustees, and family members receive the same transparent updates: showings, feedback, offers, and next steps, in plain language. No one is left guessing, no one has to chase down answers, and everyone hears the same message.
Close coordination with the estate team
We work smoothly alongside estate attorneys, CPAs, and financial advisors, sharing what they need when they need it, from valuation support to the paperwork the court requires. We handle the real estate. They handle the legal and financial.
Communication with patience
We answer questions slowly and fully, we repeat things as many times as needed, and we never push. Behind every decision is a person the family loved, and the sale should honor that, from the first call to the last signature.
A Clear, Plain-Language Path From
First Call to Closing.
Eight steps between you and a settled estate. At every one, the family knows exactly where the sale stands and what happens next.
A conversation, at your pace
We start with a no-pressure call to understand your situation, the estate, and what the family needs. There is no obligation and no rushing; we simply listen and answer your questions.
A valuation for the estate
We research recent sales and current listings and produce one clear, market-based value for the home, explained in plain language so executors, heirs, and attorneys can rely on it.
Understanding the court's timeline
We learn the estate's key dates, such as hearing schedules and filing deadlines, and build the plan around them so the real estate side is ready whenever the estate and the court are.
Preparing the home, respectfully
We help you decide what is worth doing, whether the home is occupied, vacant, or full of belongings, and we coordinate cleanouts, repairs, and staging at the family's pace.
Listing and marketing
Professional photography, an honest listing that presents the home well, and marketing across the Wasatch Front through the Summit Sotheby's International Realty network, timed to fit the estate's plan.
Offers, presented clearly
Every offer is presented to the executor and family in full, with our objective assessment of price and terms. We negotiate while keeping everyone informed, at every step, in plain language.
Court confirmation, where it applies
In some probate sales the court reviews and confirms the sale. Where that applies, we prepare everything the court needs and coordinate closely with the estate attorney so the process moves as smoothly as the law allows.
Closing, coordinated to the end
Inspections, appraisals, paperwork, and deadlines. We coordinate with the title company and the estate's team and keep the sale on track through closing, so the estate can be settled and the family can move forward.
A Note About Roles
When a home is sold through probate or an estate, several professionals work together, and each one has a clear job. We want you to know exactly where we fit.
Stark Group Real Estate handles the real estate: valuation, listing, marketing, showings, offers, and closing coordination. We deliver honest market guidance and keep the property side moving, at the family's pace.
Your estate attorney handles the legal process: probate, court filings, and confirming the authority to sell. Your CPA, tax professional, and financial advisor handle the tax and financial side of the estate.
We coordinate closely with your family's legal and financial team, sharing what they need when they need it. What we do not do is provide legal, tax, or financial advice, and we cannot promise any legal outcome, court approval, or tax result. Those decisions belong to your attorney and advisors, and we support them fully.
We handle the real estate. Your attorney handles the legal.
A Plain-Language Note
The information on this page is informational only. It is not legal advice, tax advice, or financial advice. Every estate is unique, with its own documents, deadlines, and circumstances, and we encourage every family to consult their estate attorney, CPA, or tax professional about their specific situation. When you are ready to talk about the real estate piece, we are here, at your pace, with no pressure.
Common Questions About
Selling in Probate.
Do I need to wait until probate is done to list?
Not always. In many cases a home can be listed and marketed while probate is underway, with closing or court confirmation timed to the estate's plan. Whether and when you may list depends on your estate documents and the requirements in your specific case, so your estate attorney is the right person to confirm what is allowed. We coordinate the listing timing with your attorney so marketing can begin the moment the estate is ready, without jumping ahead of the court's process.
Can you sell the home as-is?
Yes. Many estate homes are sold as-is, and we are comfortable guiding that. We give honest, practical advice about what is worth repairing and what is not, so the family can make an informed choice without being pressured into costly renovations. Buyers will see the condition and inspections; we help present the home fairly and negotiate from there.
What if the home is vacant or full of belongings?
Both situations are completely normal in estate sales. If the home is vacant, we help present it at its best and keep it secure and well-maintained through showings. If it still holds belongings, we work at the family's pace: coordinating access for family members, estate sale companies, and clean-out services, and helping you prioritize what matters. We treat everything in the home with respect, because it belonged to someone your family loved.
How is the value determined for the estate?
We build one neutral, market-based valuation from recent closed sales of comparable homes, current active and pending listings, and the home's condition, upgrades, lot, and location. Executors, heirs, and attorneys see the same data and the same reasoning, which gives the estate a defensible number for listing and for estate accounting.
What if heirs live in different states?
We become the family's eyes and ears on the ground. We manage showings, inspections, vendors, and paperwork locally, and we make sure every interested party stays informed with clear, written updates, photos, and prompt answers to questions. No one has to fly in for every showing, and no one is left guessing.
How do you handle court timelines?
We learn the estate's important dates early, such as hearing schedules, filing deadlines, and accounting needs, and we build the marketing plan around them. We keep the estate attorney in the loop and adjust the listing timeline if the court's schedule changes. We never promise court approval; we make sure the real estate side is fully ready whenever the court and the estate are.
